Currently, the average days on market is just over 70 days, compared to much faster sales in early 2024. This tells us that while buyers are still active, they are taking more time to evaluate properties before making decisions.

As of this week, there are approximately 50 to 60 homes actively listed in the Rocky Top zip code. The median list price remains around $225,000, showing that sellers are still confident in property values, even as the pace of sales has slowed.
Inventory in Rocky Top continues to be diverse. Buyers can find everything from affordable starter homes and rental-ready properties to more unique higher-end homes that don’t come along often in our area. This variety is creating a more balanced market than we’ve seen in recent years.
